In the modern society the apartment concept has taken leaps and have given solutions to the prevailing major problems in cities which include limitation of available lands and rapid increase of land values. There is plenty of ongoing apartment projects all around Sri Lanka especially in Colombo, Kandy areas.

Havelock City project

It is one of the earliest established successful apartment projects in Colombo which includes all the facilities such as shopping malls, swimming pools, kids play areas, outdoor gardens, 24he security etc. Phase one and phase two of the Havelock city project is already completed and sold out but the phase three of Havelock city which comprises of 304 apartments in Stratford and Melford towers commenced construction very recently. It comprises of units with more luxurious touch ranging from 2, 3 and 4 bedroom apartments to a limited number of plush penthouses.

Altair Colombo

Altair is a luxury apartment project located at Sir James Peiris Mawatha, Colombo 2 which started way back in 2011. It is still an ongoing project. It consist of a sloping tower and a straight tower with an exclusive exterior design. Prices for a unit starts from 600,000$ and goes up to 2,400,000$. More than half of their units is already sold out and there plans includes roof top pools, rooftop gardens, activity pools, green spaces, shopping and dining and recreation facilities.

Span Towers

Span tower was started by span engineering (Pvt) Ltd which was established in 2003. During the years they have already constructed and finished 12 towers all around Colombo and there are 5 ongoing span tower projects all around Colombo and two in Dehiwala and Mount Lavinia respectively. They are planning to initiate a project in Nuwara eliya this year as well. These towers also fall into the Luxurious apartment category and furnished with attractive interior designs.

Green Valley – Phase 1

Green valley apartment complex is built on green landscaped environment located between Athurugiriya and Malabe which has targeted the middle-income class, with a partnership with Ministry of housing and construction. The project is due to complete on 2017 and they have already startedselling their units. The apartment complex consist of 10 towers with 160 units in total. The starting price of a 2 bedroom unit is 4.5 million Rupees and for a 3 bedroom unit is 7.5 million Rupees. The complex consist of two swimming pools, two gymnasiums, jogging tracks, kids play area, multi-purpose court for sports, day care center, ample parking and parking and 24hr security would be provided as well. The starting price is low compared to other projects and reservation of units have already begun.

Flora Residencies

Flora Residencies is an ongoing luxurious apartment project in Battaramulla Thalahena area which is scheduled to finish in 2017. It consist of 3 towers with a total of 18 units and starting price for a unit is 8.6 million. The apartment premises consist of parking slot available for each unit, one passenger lifts would be provided, common terrace area, generator facilities and 24hr security will be provided as well. Reservation of units has already begun as well.

Royal Luxury – Kandy

This is the first ever mixed real estate project in Kandy. The iconic project has been designed as an 18-Storey Residential luxurious apartment complex with a superior surrounding overlooking the Mahaweli River. This consists of 88 units including single, double, triple, four bedroom apartments and 4 penthouses as well. The pricing starts from Rs 18.5 million and goes up to Rs 80 million. The key features are the 24hr security, concierge services, Hot water, multiple swimming pools, gymnasium, River view, penthouses having access to their own private gardens etc.

Clear point residencies

Clear point residencies is a 46-storey super luxury apartment located in Rajagiriya which is scheduled to finish construction in 2017. It will be the country’s first purely sustainable high rise and will consist world’s tallest vertical garden. The building consist of 176 units of 2, 3 and 4 bed room apartments, limited number of penthouses and presidential suites as well. The key features are the roof top swimming pool, gymnasium, squash and tennis courts, modern security and surveillance systems, dedicated parking, garbage disposal systems and there special sustainability features such as rain water harvesting, grey water recycling etc.

City center – Jaffna

This is regarded as the first luxury residential apartment complex to be constructed in Jaffna and located close to Kandy–Jaffna main road. It’s a six storey building which include 36 2 bedroom units which cost around 17 million Rupees. It is the first development in Sri Lanka to incorporate a two-bed, two-key system, so that the owners can use their apartment as one large two bedroom unit or as two separate single bedroom unit. It features laundry facilities, restaurants, CCTV systems, 24hr security, water storage facilities, generator facilities etc.

Kundasale Luxury living

Kundasale luxury living apartment complex is located in Arangala in the Kundasale area in Kandy and consist of 24, 3 bedroom apartment units built in two towers. The cost for a unit is about 17 million Rupees which excludes furniture, but can be provided at an additional cost, depending on the customer requirement. The features include a swimming pool, modern gym, car park, roof top garden, 24hr security, kids play area, tennis court etc.

Luxe Highway Residencies

It consists of two luxurious twin towers designed and presented by one of the leading corporations in property development in Sri Lanka, Luxe Highway residencies is located in Kottawa. The two towers consist of 11 levels and 112 units with 2, 3 and 4 bedrooms, which is scheduled to finish completion in 2018.
