There are leading real estate developers in Sri Lanka which include the best of the best like Altair, Blue Mountains, Fairway Holdings and Home Lands. Each one of these property developers has introduced large scale real estate projects to homeowners and investors in Sri Lanka. Altair which is headed by Moshe Safdie recently introduced a 240 meter skyscraper which will have the whole of Colombo looking up in the literal sense of the word. This project is being developed on a massive scale and is located in Colombo 2, down Sir James Pieris Mawatha on two acres. It is made up of two tower blocks and has 63 stories. The tower will include 400 luxury apartments each with a different design suitable to the homeowner’s requirements and needs. You can choose from two bedroom, three bedroom, four bedroom apartments, lavish penthouses and presidential suites.

Moving onto another high end property developer, Fairway Holdings, Sky Gardens has been called architectural brilliance. These state of the art apartments are nestled in scenic natural wetlands overlooking the cityscape and beautiful lake in Colombo. The core goal is to offer homeowners and investors vertical luxury living with each apartment boasting a landscaped terrace garden, a rooftop and a stunning view of greenery surrounding it. Sky Gardens is renowned for bringing luxury combined with vivid natural beauty to the urban areas of the city.

Blue Mountain is another exclusive real estate company which has brought total comfort lifestyle living to people in Sri Lanka. Blue Mountain has developed a range of apartment and housing complex, one of which is called the Prisma in Athurugiriya. The development plot is surrounded by green vegetation, coconut mix estate and lush paddy fields. A highly residential community, Prisma offers many attractive features and benefits to homeowners including jogging tracks, a swimming pool and children’s park. Sri Lankan Luxury Properties

If homeowners or investors are looking for Sri Lankan luxury properties, the safest choice would be to say Colombo. Colombo is the central hub to a number of luxury properties and luxury residencies designed and constructed by leading property developers in the country. Mid range projects are popular in the suburbs and geographic locations including Malabe, Ja-Ela, Wattala, Moratuwa and Panadura can be seen developing rapidly in recent years. However, the need to build luxury condominiums or apartments in the suburb has not got a jump start as yet.

The official need to build luxury houses in the suburban areas has not been given the green light. Nonetheless, homeowners looking to buy their second home or expats wanting to reside in a luxurious apartment and investors renting out to locals and tourists are an element of the real estate industry which has not been explored so far.

How much would a luxury condominium located in Colombo cost approximately? According to well known sources, the cost would be close to 30 million rupees. This is due to an increased demand within the city and prices of land rising in recent times. If luxury condominiums are built in areas like Kandy, Polannaruwa or Jaffna it would be considerably cheaper.  This would result in a lower selling price. Buyers looking to purchase a lavish condominium may opt to buy it outside the city for a higher price than on a mid range home.

The last decade has seen an increase in the expat community and tourism industry. With expenses being on a lower scale compared to other tourist destinations, Sri Lanka has become not just a short stay tourist hub, but a long and more permanent travel destination. Sri Lankans who have left the country more than 30 years ago, may very well be coming back to their own country to settle down. This community may be interested in purchasing luxury homes not just in Colombo but in their own hometowns, like Jaffna or Kandy.

With a stunning and varied beauty, Sri Lanka has been blessed with natural wilderness, panoramic views, magnificent mountains and valleys, white sandy beaches and hospitable people. It is a bio-diverse island with varied climate and scenic landscape which has led to a boom in the property market. Condominium property developers have looked at this opportunity as a lucrative investment. The demand for luxury properties in Sri Lanka has remained buoyant with positive growth rates being experienced in the real estate industry.

Sri Lanka is a preferred destination of travel. In fact many tourists who have visited the island once have come time and again with a few opting to stay on permanently. The niche market for this group of people has yet to be explored. The expat community look for basic luxury and property developers should take complete advantage of this un-examined element which can be both lucrative on not just a professional standing but within the country’s standing as well.

A guide to consider next time you decide to rent an apartment

Before any deals or negotiations are made on renting an apartment, the question many homeowners must answer is what kind of rented space am I looking for? There are a number of useful points to guide you the next time you decide to rent an apartment.

Check the Website/Website Photos

The website is your #1 key to finding a suitable apartment for rent. Whether you want a one bedroom, two bedroom or penthouse style apartment, visit apartment for rent websites freely available online and have your pick. Additionally, you will be able to browse through photos, the neighbourhood and other interesting and beneficial features of the type of apartment you are looking for.

Choose a Home According to Your Criteria

Avoid choosing a home based on what others perceive as suitable. Remember, you are the person who will inhabit the new place. When choosing an apartment it must be based on your requirements and criteria. Whether you are looking for vaulted ceilings, an island kitchen or panoramic views, the basic requirements must be first and foremost suited to you and your lifestyle.

Call Before Visiting

Call the local agent before visiting the property. Get a quoted price on the apartment first. Remember, once you are at the property, the agent may attempt to wow you with various details. However, on the phone it is all about crunching numbers as you cannot see any features. You can compare the prices received by the agent with prices you have taken off the websites.

Tour Properties

Visit each and every potential apartment in person. Many websites will put up virtual tours; however, you cannot substitute a virtual tour with an on-site tour. The geographic location, the local community and the exact interior of the apartment will be fully revealed if you visit the apartment physically. Walk around your potential new apartment and neighbourhood to get a better feel of the location. Additionally don’t stick to visiting one or two properties, visit as many potential apartments as possible before negotiating a deal with the one you like.

Reevaluate the Feature List

If you have developed a list of features during the process of finding an apartment for rent, reevaluate the features and what you are willing to pay now that you have a few potential properties available. Some properties may offer you all of the features, whilst other may provide a few, however, there maybe other factors to consider including the geographic location suitable to your living style. Do cost vs homes value comparison before the final negotiation is done.

Now that you know what you want, look at your budget. Would renting one apartment over the other leave you with a little money in hand? How much can you really afford? And are the features you are paying for worth within reason and according to your budget. These are the many questions you must answer first before closing the deal on apartment for rent.

Guide to Choosing a Neighbourhood

https://www.mylankaproperty.com/wp-content/uploads/2015/10/MLP-1024x510.jpg

What is the most important factor when it comes to choosing a neighbourhood? It is a common word often thrown around known as location. Yes, geographic location plays a significant role when it comes to choosing a neighbourhood, however, amenities, one’s budget and other distinctive features that fit each buyer’s desire is also important. Consider the points below when choosing a neighbourhood to buy your next home.

Affordability

Location is a heavy influence on the price of property. Yes, it might be fun to look around in neighbourhoods which are way beyond your budget; however, you must be realistic and look at neighbourhoods that are affordable and within your .

What is Next Door?

You must consider what is next door when choosing your neighbourhood. Are their single houses, family houses or big apartment buildings? Additionally, you must pay attention to warehouse properties or developable lots next to the property you are planning to purchase.

Schools

If you are a parent, one of the most important factors to consider is schools. It will only help you in the long run if your kids are able to go to schools closer to the geographic area you reside in.

Economy

How is the economy in your potential neighbourhood? Is your local neighbourhood booming? Take a firsthand look at the economic health, because a healthy economic neighbourhood will only boost your chances of residing in an area where property value is raising every day.

Commuting

Does your neighbourhood have much traffic? Is there easy access to commuting? What about getting to work during rush hour? Avoid visiting the neighbourhood on a weekend, and instead drive up on a weekday to gauge commuting and traffic. Ask yourself if this is a journey you would want to make twice a day.

neighbourhood

Learn the feel and pace of the neighbourhood by walking around. Spend time during a work day and determine for yourself if it is a ghost town or a bustling city. Do background research so that you can paint a better picture of how real life will look like in your new neighbourhood. What is your first impression? What do the streets look like? Are the houses appealing? Birds and nature are usually pleasant. But if you have to do with the hospital, airport, train tracks or the highway it is not very relaxing.

Talk to the neighbours to get a real feel of the place. Talk to regular people who may be willing to give you better information than the people just trying to sell you their home. Once you’ve chosen your neighbourhood you can draw a vision of your dream home. Find out how much you can truly afford to pay and determine the amount of money you can request as a loan or mortgage. Finally, you can compare loan options and decide which option is most suited to you.

Is Running a Short-Term Rental Worth the Hassle in Sri Lanka?

http://www.mylankaproperty.com/wp-content/uploads/2015/10/home-for-short-term-rent-mylankaproperty--1024x510.gif

home-for-short-term-rent-mylankaproperty-

To find a plausible answer to this popular question, it is better to take a closer look at the Short-Term Rental market in Sri Lanka. A market is where buyers and sellers ‘meet’ one another – actually or virtually – with the primary motive of buying or selling something.

Here in the Short-Term Rental Market in Sri Lanka, that primary motive is to rent out some place or go to rent for a relatively short period of time. People who want to rent their houses in Sri Lanka and people who want to move in for rent would negotiate about their terms, conditions and charges. They would come to an agreement in writing or by word of mouth as the case maybe.

In Sri Lanka the people who want to rent their places range from wealthy owners of super luxury apartments to notorious landlords in wayside lodges. Between these two extremities, there would be scenic bungalows, comfortable inns, cozy cottages, safari huts, pilgrim’s rests and rickety annexes. Giants in the Hotel industry with high Star Ratings adorn the capital and other major cities in the country. Places with lesser ratings – or with no rating at all – normally cluster around the giants.

Modern luxury beachside flat gold coast, Queendsland, Australia

People who would be looking for this many types of Short-Term Rent are mainly foreign tourists. Surfing, diving, and sun bathing attract thousands of visitors to the Island’s sandy beach whilst mighty ruins of ancient kingdoms, breathtaking waterfalls, and the untamed jungle life, lure them deeper inland. Sri Lanka is also viewed as a reviving resting place with the welcome warmth of hospitality to bypass winter.

Sri Lankan tourism industry owns a substantial share of the country’s booming economy. Ushering in the Good Governance concept, the new National Government would keep on improving it. A steady stream of tourists can be safely anticipated, which means a promising future for lots of businesses, especially for the Short Term Renting business.

Tourists can wait; there is additional – not to say overwhelming – demand from local pilgrims for short term rent. Sacred cities such as Kataragama, Anuradhapura, Kandy and Dambulla lie more than six hours exhaustive journey away from the capital. To participate in the rituals, processions and religious activities well on time, the pilgrims have to arrive at their destinations the day before and put up for the night at some place to snatch a hurried sleep. After worshipping their deities they would be immediately home bound later next day.

That makes it two types of potential customers; foreign tourists and local pilgrims. Both on the lookout for short term rent, foreigners hoping to stay a bit longer than their native counterparts. So who are the most preferred?

mylankaproperty001

Needless to say that providing six months accommodation for an oversees traveler would turn out to be more lucrative than taking care of an ordinary Sri Lankan for a day or two. But during off-season, you cannot ignore the tough business of providing lodgings to your townsmen. It is tough because their demands can become unnecessarily aggressive and understandably, more difficult to cope with.

Yet, taken as a whole, it is worth the hassle.  If you conduct the business of short-term renting with particular attention to the varying needs of your customers you are unlikely to fail. Tourists may request better facilities, convenience of travel and experienced guidance. Natives naturally know their way around and would have their own transportation. But still they would insist on clean rooms and good food.

Knowing you customer is important. If he leaves satisfied he would keep your room in his mind and come check on you the next time he returns. Regular customers ensure the stability of Short-Term Renting business. Although they make you bustle about a bit, you can bet it is worth the hassle.
